MONCLOVA, Ohio (WTVG) – Property owners are looking for answers and appeals. The first of several Lucas County property value community meetings was held Tuesday.
Residents who attended are trying to figure out how they can fight rising values, which turn into rising taxes.
It was not an actual Board of Revision that would hear those appeals. It was, though, one of the first steps people can take.
Cathi Bailey working hard to crunch the numbers on one of her properties. One where she was shocked to see a new value.
“One parcel value went from $94,000 value to $207,000 value,” said Bailey.
That’s why she’s one of many at the Monclova Community Center Tuesday, meeting with members of the Lucas County Auditor’s office to question property values, their increase and what it means for their tax bills.
“Maybe it would increase $100 in a given year but never over $1200 or $1300,” said Lucas County property owner Bill Mulligan.
Property values plus increased tax levies contributed to the tax increase for people like Mulligan as well. He’s looking to get a second look at his values.
“That is local oversight. That is not some bureaucrat in Columbus telling us how to value our properties,” said Lucas County Auditor Katie Moline.
Moline and her office pointed people to the Board of Revision with that local oversight. People there learned what type of evidence they needed for that appeal like comparable home sales.
Not all increases were uniform across the board, even in neighborhoods which has been a particular issue for some people.
“There are going to be inconsistencies because not every house is identical. But again that is why we have this Board of Revision,” said Moline.
This only happens when people like this speak up for themselves and their own properties.
“It’s up to us to question things and make sure everything is done correctly,” said Bailey.
The next community meeting where you can get information about the values happens Wednesday from noon until 7 p.m. at the Springfield Township Hall in Holland.
